The Portfolio Development Service
I offer a very specific service to cash rich investors looking for a greater return on their investments. They are usually people who recognise the benefit of property investment, but either love their jobs, have already retired or simply are not interested in spending their time looking at ‘smelly’ houses.
I offer a fully packaged service, from find, through fix to fill. As an investor all you are required to do is sign papers and transfer funds at specific times, other than that I carry out a full investment service.
95% of the properties recommended by me, are 2 or 3 bed terrace houses, in or close to local regeneration schemes. The majority of tenants are claiming LHA. The lettings process is managed expertly by a local agents who are very experienced in dealing with LHA tenants.
How to become a client
In order to become a client, we would need to meet (preferably face to face or by phone) to discuss your investment aims, your financial position and from that agree the investment and financial strategy that I would pursue on your behalf. This initial meeting costs £500.
My aim is to build “cash-rich, time-poor” investors a significant portfolio of cashflowing properties. This creates a foundation for the grow of a larger investment portfolio, or an existing portfolio that is under performing. These 2 and 3 bed terraced houses provide a great return on investment ROI in excess of 10% often to 15%. Without cash flow any portfolio built now will risk significant difficulties as interest rates start to rise as they surely will in 2013-14. My aim is stress free investing, great ROI, and decent homes for decent people.
If you have a lower tolerance to risk – or even a portfolio that is still generating negative cashflows then I can offer larger properties on rent-guaranteed lease agreements. These properties normally need to be bought with cash and then remortgaged after 6 months – releasing your money to start again. ROI in these investments can exceed 20% and include full management.
My background and reputation
The service I offer is based on my experience and knowledge. I have been investing in the North West for over three years and have over 4,200 hours of training, education and networking under my belt. All my properties are cashflowing (Except Estonia – but then we all have to have one duff foreign property … if not then you haven’t really been trying as an investor have you
) and all still in postive equity.
I only offer properties that I would buy myself. All the properties are viewed internally.
The primary investment areas are either in, or on the edge of planned regeneration areas. All investments will need 5-10 years to release their maximum potential capital growth – but then property investment is a long term option.
The investment strategy starts with buying the traditional way, using cash deposits. After 6-12 months (depending on the mortgage product used) the property is remortgaged and equity released. Given the current economic climate it is impossible to accurately predict the future, so I use a very cautious model that assumes no capital growth in the first year. In reality some of my properties have increased in value sufficiently to release all investment funds and others have only released part of the investment.

My name is Barbara I live in Wrexham and work with my husband Ian buying to sell which we have been doing now for 18 months. We bought renovated and sold two properties last year and have one just on the market, held one which is going out to let shortly and are just starting another renovation.
