Hi Vicki

I am waiting for your book to be delivered and in the meantime have enjoyed reading your website. I have a low income £18,000 pa and currently have a mortgage on a property in Australia which I rent. I have a mortgage of AUD$50,000 and a property valuation would conservatively be AUD$260,000 in the current market. I would really like to buy an investment property in England and start working towards a portfolio? Wondering what advice you might give in this situation? Many thanks Dianne

Hi Carla
I have spoken with a few companies in this field and it is certainly an excellent idea - especially for those developing or doing major refurbishments. With property prices so low in the north at the moment it wouldn't be viable on the majority of my portfolio :)
Thanks for sharing and letting us know - I hope you get the right connections :)

We are an alternative investment company who have a solar investment that is geared around the UK governments Feed in tariff scheme. I am the Business Development Manager for the company and I have been looking at landlords market.
I am looking for good and reputable companies to promote the product to their clients.

We offer a commission structure between 5-10%

Our investment is very simple. It is a 3 year scheme, where clients invest a minimum of £15,000 receive a minimum return of 8% P.A for 3 years, we are working towards three potential exit strategies which should enable investors to receive their initial capital back in full . We have mitigated the investor’s risk, by utilising our trustee’s escrow account facility and also by the deposit insurance which is issued by REAL (Renewable Energy Assurance List) The installation is registered with a recognised UK energy (utility company) such as e-on, Npower etc, who in turn register the investors system with Ofgem (Govt regulator). The utility company pay the investor the feed in tariff direct, typically on a quarterly basis.

Hi Colin - thanks for your message I will send you a more detail personal email - essentially until I know more about your circumstances it is more difficult to make suggestions - however I would offer two immediate pieces of advice - first buying in London area can be very expensive .... £20k would only cover the deposit on at £100k property and that would still mean you have to fund fees associated with buying AND the cost of the refurb - there are ways of investing in property using other peoples money - hence I wrote a book called that :) you can find the link through my website ..... PLEASE note that broker / deal makers/ sourcers that offer you a no money down deal of a house purchase for only "£3-5k" maybe offering a "service" that some including myself believe to be fraudulent - so make sure you understand completely what you are getting into.

An easy way to start investing other than leverage your personal investment pot - is to start a property business and I have recently been running free 2 hour session to help people understand the process - not sure if you are free tomorrow Tuesday evening ... we are at St James Church Piccadilly from 6.30 - please follow this link to register - http://bit.ly/waystowealth - hope that starts the help and chat more later as just back off holiday :) Vicki :)

Hi Vicki

I am looking to start investing in property in the UK and came across your website in doing my research.

I only have a small fund of about 20k to invest, but I do have a v good credit rating and own my own home. I live in West London and would like to invest in the home counties within about 1hr from where I live. My idea is to purchase a property BMV and add value to it by doing it up and then sell, then use this money to re-invest.

My budget is small, that I realise, and it looks like I may not be suitable as one of your clients, but can I ask you to recommend a reliable and honest property sourcer/mentor in any of the counties Buckinghamshire, Berkshire, Surrey or Hampshire.

Kind Regards
Colin

Hi Vicki,
I Just wanted to say a big thank you for all your advice and help!

To anyone that is feeling the burn from the attrition of daily life, listen to Vicki's story and I'm sure it will help lift your spirits.

In the beginning, 9 times out of 10 you may fail, but if you can muster the perseverance to try for that 10th time, you will be amazed at what you have learned and the rewards that will surely come your way by continuing where others have given up!! -- This is the message I took from Vicki's story

Thanks once again,

Azu.
