Now that I have successfully created my own property portfolio with on-going passive income I want to help others do the same. What ever someone’s passion business is business! The same rules apply – we are just on a different playing field. As I attended and spoke at a lot of networking events, I began to find that people wanted my help and / or wanted me to build them a cash-flowing portfolio. Understanding what you want to achieve by investing in property and having a clear plan is vital when starting any business, especially a property investment business. Are you looking to retire? Over the last three years I have increasingly found that my clients need support to develop this Personal Strategy Plan. I have developed a five step process that can help you whether you want to:

2. Review your current position in order to make even more money from property
3. Develop your own property investment business and long lasting financial security.
The Making More Strategy Sessions start with independent work to get you thinking and prepared before we meet (usually face to face although Skype makes meetings easier for some clients). After approximately 2-2.5 hours you will have your plan and a list of initial tasks to get you going. I am then on hand over the next month to support and clarify.

I am starting to believe that we don’t need to own the home we live in – we just need to own property that makes us a profit so we can afford to live where we want!?! HMO’s can definitely offer great returns but as with all things you need to consider the consequences – MANAGEMENT ! You will only make money if first you buy the right property, second you fill it for a profit, and third you keep the tenants happy and paying you !

I have just found your books on Amazon. I know that property investment and particularly HMO is the way I want to go. I have read Niel Mansell’s books and a couple of Steve Bolton’s that have given me the bug. I am currently a teacher and I do earn a good wage doing that. It used to be my passion but just does not seem to do it for me anymore. I love to hear stories of success even when things don’t seem possible. I have two children and always worry about consequences of getting things wrong. The main issue like for most people is that starting capital. I have a plan to try and get me into the property investment game. It does mean me buying a house to live in first to get onto the ladder in the right way. I don’t want to put everything on here which has happened but reading you talking about mortgage express at the start of your book rings true with me having bought first house on 100% mortgage 4 years ago.

I am waiting for your book to be delivered and in the meantime have enjoyed reading your website. I have a low income £18,000 pa and currently have a mortgage on a property in Australia which I rent. I have a mortgage of AUD$50,000 and a property valuation would conservatively be AUD$260,000 in the current market. I would really like to buy an investment property in England and start working towards a portfolio? Wondering what advice you might give in this situation? Many thanks Dianne

I have spoken with a few companies in this field and it is certainly an excellent idea – especially for those developing or doing major refurbishments. With property prices so low in the north at the moment it wouldn’t be viable on the majority of my portfolio

We are an alternative investment company who have a solar investment that is geared around the UK governments Feed in tariff scheme. I am the Business Development Manager for the company and I have been looking at landlords market.
I am looking for good and reputable companies to promote the product to their clients.
We offer a commission structure between 5-10%
Our investment is very simple. It is a 3 year scheme, where clients invest a minimum of £15,000 receive a minimum return of 8% P.A for 3 years, we are working towards three potential exit strategies which should enable investors to receive their initial capital back in full . We have mitigated the investor’s risk, by utilising our trustee’s escrow account facility and also by the deposit insurance which is issued by REAL (Renewable Energy Assurance List) The installation is registered with a recognised UK energy (utility company) such as e-on, Npower etc, who in turn register the investors system with Ofgem (Govt regulator). The utility company pay the investor the feed in tariff direct, typically on a quarterly basis.
Hi Colin – thanks for your message I will send you a more detail personal email – essentially until I know more about your circumstances it is more difficult to make suggestions – however I would offer two immediate pieces of advice – first buying in London area can be very expensive …. £20k would only cover the deposit on at £100k property and that would still mean you have to fund fees associated with buying AND the cost of the refurb – there are ways of investing in property using other peoples money – hence I wrote a book called that

PLEASE note that broker / deal makers/ sourcers that offer you a no money down deal of a house purchase for only “£3-5k” maybe offering a “service” that some including myself believe to be fraudulent – so make sure you understand completely what you are getting into.

I am looking to start investing in property in the UK and came across your website in doing my research.
I only have a small fund of about 20k to invest, but I do have a v good credit rating and own my own home. I live in West London and would like to invest in the home counties within about 1hr from where I live. My idea is to purchase a property BMV and add value to it by doing it up and then sell, then use this money to re-invest.
My budget is small, that I realise, and it looks like I may not be suitable as one of your clients, but can I ask you to recommend a reliable and honest property sourcer/mentor in any of the counties Buckinghamshire, Berkshire, Surrey or Hampshire.
